Initial investigation meeting and feasibility

The aim of the initial meeting with one of our New Home Consultants is to ensure your needs and desires are understood. Prior to demolishing your home it is important to assess the feasibility of a knock down rebuild. Our New Home Consultant will conduct a site visit and investigation to determine whether your existing home is in a Demolition Control Precinct (DCP) or Character Code area.

Note: if it is determined that the existing home is in a DCP or Character Code area it is likely that some demolition will not be possible. We will work with our town planners to determine what degree of renovation is possible.

Planning scheme requirements review

The next step is to determine the requirements of the local government-planning scheme by reviewing the following:

  • Local area plan requirements
  • Small Lot Code provisions for lots under 450m2 or Queensland Development Code for lots over 450m2
  • Overlays that may affect the site for overland flow and/or flooding

Preliminary plans and pricing*

At this stage, your Project Manager will meet with you about plans and pricing. If you already have plans drawn we are able to obtain and discuss indicative pricing and if you do not yet have plans, we can arrange the services of an architect or building designer to get plans drawn.

Once we have concept drawings, floor plans and elevations your Project Manager will present the preliminary sales tender document based on our standard inclusion list.

Once you have agreed and signed off on these we will receive the balance of your initial deposit.

Client services and interior design selections

You are then introduced to your personal Client Services Manager who will assist you through the remainder of your Kalka experience. It is at this stage our interior design team take you through the design and colour selection experience where you have the opportunity to select all of the colours, finishes and fixtures to make your dream, your home.

Development application

An appropriate Development Application (DA) approval is required to demolish your existing home and your Client Services Manager will complete this submission on your behalf.

Final tender*

After the DA has been received and all final items have been signed off, your contract plans will be amended and completed and you will receive your final drawings, colour selections, upgrades (if selected), timeframes and final contract price. After finance approval is supplied and your final contract is completed and signed we will receive your full 5% deposit.

Application for building permit

Your Client Services Manager will then apply for your building permit. This is the final stage of the formal building approval process.

While the building permit is waiting to be approved, you will provide evidence of land ownership and make arrangements to vacate the house.

* At these stages payments are required, however these are nominal amounts rather than a percentage of build.

Once the building permit is received the existing home will be demolished within the terms and conditions of the signed construction contract.

Build program and site supervisor

Here you will meet your Site Supervisor who will oversee the entire construction of your home. The construction period will be agreed in the construction contract and be dependent upon the amount of demolition and the size of the new home. Your supervisor will outline your personalised construction program and be available to discuss any questions you may have.

Construction programs generally follow the earth and site work stages below. And these stages form the key milestones of your HIA (Housing Institute of Australia) contract.


As well as having a regular dialogue with your site supervisor, your Client Services Manager supplies weekly progress reports and photo updates throughout the journey of your build.

Near completion handover

After your construction program is complete, you will have an on-site near completion handover meeting with your Site Supervisor. This is a thorough and detailed walk through your property to ensure it has been finished to your specification.  Any concerns raised here will be promptly rectified prior to your official handover.

It is time to move in to your newly renovated home! We will meet at your property to handover your keys and final certifications and welcome you to your new home.
