Last month we handed over a stunning three storey custom home located on a small and narrow block in Ashgrove.

Don and Karen, the proud owners, had previously undertaken four renovations and decided their renovation days were behind them. In the process of selling their beautiful 100-year old Queenslander they were looking for something that would accommodate their family of five. They knew of a small block of land in an excellent street just around the corner from where they lived, and started to investigate the process of building there.

‘We researched who would be the best builder. Seeking advice from two different people in the industry who we trusted and Kalka was named both times’, said Karen.

They explained it was important to find a builder that had great attention to detail and who understood and worked within their budget.

Don and Karen’s block of land wasn’t a typical flat site, which is a challenge we were up for. With more than 8m worth of fall from the front to the rear of the block, their geometric, sloping site presented numerous difficulties for the construction process.

A practical challenge with the lot was access to the site. The home is located on a one-way street in Ashgrove, so there was limited access and traffic management requirements. The level of fall also limited the ability to get earthworks machines onto the site securely and safely.

Like with many inner-city lots, construction of Don and Karen’s home took place in a built-up area so not only was the lot small, access from the rear or sides of the home wasn’t possible, which meant the entire build process, including deliveries and material storage, needed thorough planning from the onset.

To allow for neighbouring access, gantry scaffolding was required, as pictured below.

Specialising in inner-city small lot homes we were confident we could overcome the challenges presented by the lot and deliver a solution that worked with the site’s topography. The result was a beautiful, five bedroom family home and when asked to describe their home building experience in five words, Don and Karen said ‘professional, exciting, quality, service and results’.
