The Building Process

Below is a step by step guide to building your new kalka home. Keep in mind that once construction begins you will have one of our experienced construction supervisors assigned to look after you during the entire construction process.

1. Initial discussion and construction estimate

Discuss your individual requirements with one of our experienced consultants. Select a design and modify the fixtures and fittings to suit your personal taste and budget. We will provide an estimate based on your selections

2. Pre Building Agreement

When you are happy with our initial estimate and ready to proceed we will enter into a Preliminary Works Agreement and a nominal deposit will be payable. It is at this stage that we will organise a soil test, survey plan and finalise the slab design. We can then provide you with a detailed fixed price quotation based on the initial sales estimate and the slab design. A site specific plan will be produced once the contract price has been agreed. Finance assistance can be provided at this stage. Please chat to your consultant to discuss this further.

3. Building Agreement

A standard HIA New Home Construction Contract will be prepared along with all supporting plans and documentation. The balance of your deposit will be payable upon signing of the contract.

4. Preliminary Works Stage

We will arrange working drawings and specifications for your new home. We will then pay all the necessary approval fees, insurances and levies on your behalf. At this stage you will meet with our interior designer to help with your colour selections and personalising your home to make it truly yours.

5. Building your home

Construction of your home can commence once Finance and Building Approval is received. Demolition of your existing house has been completed (if required) and all variation documents have been signed. Construction progresses through the various stages, and progress claims are requested according to your contract. The construction period is approximately 16 weeks.

6. Completion and handover

Once your home has reached practical completion you will meet on site with your Construction Supervisor to do a final check to ensure your home has been completed to our high quality standard. Once final account payments have been made your keys, documentation and warranty certificates will be presented to you. Now it’s time to move in and enjoy your new kalka home!

7. Maintenance

Kalka is dedicated to its after sales service and will promptly act on any items that require attention during the 6 month maintenance period
